Avondale – An Historical Neighborhood with a Vibrant New Life
In the mid-eighteenth century, a sea island cotton plantation (which eventually grew to 500 acres of land) called Magnolia Plantation, was built in Jacksonville. It was destroyed in battle during the Civil War and the plantation has disappeared, but the beautiful land upon which the plantation sat still exists and comprises wonderful Avondale and parts of Riverside and Murray Hill. A neighborhood that rose from the ashes of great troubles.
Avondale and neighboring Riverside have earned places on the National Register of Historic Places (Avondale in 1989), with the Riverside Avondale Preservation Group spearheading their conservation efforts. This area is a local historic district, and its distinctive character is now protected. Here you will find a diverse cross-section of early 20th century architectural styles like Mediterranean, Tudor, Craftsman, Prairie School, and more. Walking and driving through Avondale is a treat, whether you are looking for a home or not. Check out the Art Deco–influenced Shoppes of Avondale (built in 1927) and landmark homes by Arthur Gilkes and Klutho. You’ll also notice great leafy shade trees, large lots, sidewalks, and a very strong sense of community—with many families choosing to stay here for life.

You’ll definitely want to eat while in Avondale…
- Try Biscotti’s for brunch or cocktails and small plates. A beautiful brick-walled restaurant with character AND great food.
- Or Josephine for Italian-inspired creative food and old and new world wines.
- If you are looking for something completely original and funky, put on your stretchy pants and come have breakfast at The Fox. A big dose of great food and crazy Jacksonville atmosphere.
There are many parks here too – between Avondale and Riverside there are notable public green spaces for all ages, including:
- Riverfront Park for strolling, manatee-sighting, and fishing.
- Boone Park for biking, tennis, and pickleball.
- Beautiful Yacht Basin Park with its’ iconic Mom’s Statue.
- Tranquil Stockton Park, with it’s gorgeous river views.
- And so many more!
Avondale shopping is unique and special too. I’ve already mentioned the architecture of The Shoppes of Avondale, but the shops themselves are also worthy of note. This place has everything. Antiques, art, jewelry, wine, bikes, clothing, gifts, chocolate, and more!
